In Calgary, and Alberta, as the oilpatch goes so goes our economy.

And judging by the most recent labour numbers, there’s no doubt the province’s energy sector is doing quite well.

In the Calgary census metropolitan area, the unemployment rate in January was 5.0 per cent, down from 5.9 per cent in January 2011. Also, the region recorded 4.9 per cent employment growth over the past year with the creation of 34,400 jobs.

While the employment picture is rosy in Calgary, already organizations like the Calgary Chamber of Commerce, the Canadian Federation of  Independent Business and Calgary Economic Development are raising concerns that Calgary is on the verge of another labour shortage across many sectors.

Now, Calgary Economic Development is inviting employers to a special presentation next week that will look at some of the occupations that are forecasted to suffer critical skills shortages in Calgary and show where employers can go to attract and recruit skilled workers.

In partnership with Alberta Human Services, and through the work of research firm RDA Global, Calgary Economic Development has developed a detailed analysis of key markets in which talent surpluses exist in Canada, the United States, Great Britain and Ireland. This analysis looks at 25 in-demand occupations, and reveals some new markets that employers can use to further international recruiting efforts.

Chris Seals, economist from RDA Global, will present the results of this study, and the top-recommended cities for Calgary employers to recruit workers from Canada, the United States, the United Kingdom and Ireland.

Calgary Housing Sales Trending Up

A little late, but informative nonetheless!
Stable Pricing Providing Opportunities for Buyers
Calgary, December 1, 2011 – According to figures released today by CREB® , Calgary residential sales in November increased eight per cent over last year, at 17,538 after the first 11 months of the year.
While sales activity tends to taper off in the winter months, so far this year Calgary area sales remain significantly stronger than levels recorded last year. Single family home sales totaled 962 for the month, an increase of eight per cent from November 2010. Meanwhile, year-to-date sales totaled 12,464, a 10 per cent increase over last year. Over the long term, however, sales remained a tepid 17 per cent below the 10 year average.
“Despite any global economic cautions, consumers are actively seeking well priced listings in the market, a reflection of their positive long term outlook for the city,” says Sano Stante, president of CREB®. “Following two years of employment losses, the current growth in jobs is translating into improvements in the housing sector and a more optimistic consumer.”
November listings have edged down over last year’s levels, decreasing by two per cent. Lower listings combined with the increase in sales helped reduce the months of inventory to less than four months.
The year-to-date average and median price of single family homes were a respective $467,140 and $406,500. Overall, prices remain relatively flat compared to last year.
“This stable pricing provides an opportunity for buyers in our market. The addition of historically low interest rates, combined with a good selection of inventory, makes it a trifecta,” Stante says. “With positive wage growth in the wind, this is a signal, and a reminder, that this market opportunity will not remain forever.”
Condominium sales for the first 11 months of the year totaled 5,074, a five per cent rise over the same period last year. Inventory levels declined to 1,676 units, helping push down the months of supply.
“The rise in condominium sales can be attributed to the confidence in the market, and is typical of this phase of a normal market recovery,” says Stante.
Condominium year-to-date average and median prices in 2011 were $287,545 and $261,500, respectively, a decline over the first 11 months of 2010, mostly due to increased sales in units priced under $200,000.
“Calgary continues to record impressive employment growth and long term fundamentals remain strong,” Stante concludes. “The strength in our economy, combined with affordability levels that outperform most major centers, will continue to attract migrants to the city and spur further growth in our Calgary housing market.”

Calgary home buyers show caution

CALGARY – Home sales in Calgary are off to a slow start in 2012 as buyers show continuing caution, says the Calgary Real Estate Board. According to statistics made public Wednesday by the board, single-family MLS sales in January were down 1.4 per cent from a year ago to 773 transactions while condo sales increased by one per cent to 305 units. Recovery underway in key Canadian markets ends

Kelowna, BC. (July 13, 2009) – Pent-up demand for residential housing has bolstered sales in Canada’s major markets—a clear signal that the housing sector has shifted into recovery mode, says RE/MAX.

More balanced market conditions have emerged, effectively ending the stronghold that buyers had on the market over the past six to eight months.  Canada’s largest markets, Toronto and Vancouver, led the charge—with June sales among the highest in history for both local real estate boards.  Close to 11,000 properties changed hands in Toronto, up 27 per cent over one year ago, setting a new record for sales in the month of June.  The figure was just slightly off the all-time peak of 11,146 units.   Residential sales in Greater Vancouver increased 75.6 per cent over one year ago, to 4,259 units, just short of the record breaking 4,333 sales, which occurred in June 2005.  Overall, major markets began to recover in March, posting escalating sales in April, May and June.  The impetus is expected to continue throughout the remainder of 2009, with most centres now forecasting year-end sales on par or ahead of 2008 levels.

“While sales are the leading indicator, there are other clear signals that recovery is indeed underway,” says Elton Ash, Regional Executive Vice President, RE/MAX of Western Canada.  “Renewed consumer confidence, albeit cautious, has been key, supported by improved economic news.  In addition, we’ve seen sale price-to-list price ratios climb across the country, rising as high as 105 per cent in some communities.  Vendor incentives have also come off the table, both for resale and new housing stock.”

The recent surge in resale activity can be attributed to three key factors—pent-up demand, low interest rates, and greater affordability.  The combination—in conjunction with declining inventory levels—has created heated market conditions in hot pocket neighbourhoods, prompting a resurgence in multiple offers in June.  Average prices are holding steady or climbing, days on market are down, and inventory levels continue to tighten, especially at entry-level price points.

“The strength of the market, amid the most significant global recession in recent history once again underscores its relevance to the nation’s economic engine,” says Michael Polzler, Executive Vice President, RE/MAX Ontario-Atlantic Canada.  “Canadians believe in homeownership –a fact best illustrated by the purchasers who ventured forward in recent months and snapped up some of the best real estate deals this market has seen in years.  Those who chose to sit it out on the sidelines are now facing a market in transition, characterized by the threat of rising interest rates, low inventory levels, and upward pressure on housing values.” 

Although the current pace may be unsustainable, all markers point to greater stability in the market, leading to healthier activity in the long run, with inventory levels a key variable influencing pent-up demand.

Tips for First Time Home Buyers

With interest rates touching historical lows and more attractive house prices, Calgary seems to have a great market on affordability for first time home buyers.  The federal government’s recent budget has added more reasons for Canadians who aren’t home owners to consider entering the real estate market this year.

 

Under the new federal budget, first time home buyers can qualify for $750.00 tax credit, to help with closing costs, such as legal fees or appraisals.  Also, homebuyers can now withdraw up to $25,000 from their RRSP under the Home Buyers Plan for a down payment – up from the previous limited amount of $20,000.  Couples can access an extra $10,000 from their RRSPs under the new plan.

 

Here are some tips to help first time home buyers:

 

Start the process early.

 

A mortgage consultant can help you with getting the right documentation in place, such as proof of income and down payment.  A consultant will also check your credit history to avoid any unpleasant surprises and ensure that you can meet the lenders requirements. 

 

Know your price range:

 

 If you want to buy a home within the next few months, getting a mortgage pre-approval will help you determine the right price range of homes to shop for, it may also help you to avoid disappointment if looking at homes above your range. Many lending institutions will also guarantee a rate for up to 120 days when pre-approving potential borrowers for a mortgage.

 

Don’t rush your decision:

 

A buyers market means that you now may have the leeway to negotiate more with sellers on the price as well as other terms of the transaction such as the possession date and other extras to be included in the purchase.

 

Accelerate your payments – early and often:

 

A mortgage is often the largest debt a consumer will ever take on, and paying it down faster can mean large savings on interest costs over the long term.  Get in the habit of making lump sum payments whenever possible, and consider making bi-weekly payments as a way to decrease the life of the loan.

 

Know your goals:

 

Choose a mortgage that accommodates your present state of finances, but also fits your long-term goals. Don’t just buy a home because it’s a buyers market, choose a home that fits your lifestyle as well as your family’s needs in the years ahead.

Calgary Land Transfer Tax Controversy

 

The city of Calgary has dropped its plan to introduce a land transfer tax originally proposed as an initiative to cover the costs of affordable housing.

 

City Counsel narrowly squashed the consideration of a 1% home buyers tax in a vote of 8-7.

 

“A land transfer tax in an unfair tax.  It is essentially a home buyers’ tax and singles out a select group of individuals for taxation.  It asks home buyers to pay for Municipal services which benefit the entire community” wrote Calgary Real Estate Board President Bonnie Wegerich.

 

The Calgary Real Estate Board will continue to monitor the issue, and take further action should the need arise.

The Calgary Real Estate Market Remains Steady

Calgary’s MLS market remains steady with a slight increase in metro single family and condominium sales over May, which could indicate that more homes are being priced to fit the current market conditions. 
 
Single family Calgary metro sales for the month of June came in at 1,439, showing an increase of 5.2% from last months sales of 1,368.  Condo sales for June were at 556, showing a small decrease of 3.6% over the 577 condos changing hands in May 2008. 
 
“Month end inventory has decreased and sales have increased over the last month, which tells me that the sellers are pricing their homes with today’s market in mind”, remarked CREB President Ed Jensen.
 
The average price of a single family Calgary metro home in June 2008 was $473,774, showing a decrease of 4.7& from June 2007.  The average price of a Calgary metro condo was $315,042, showing a 2.5% decrease from June 2007.
